How Manchester build to rent companies work and how to sell to them

What they do

Build-to-rent firms make money from rent where they own schemes, and from operating fees where they manage blocks for landlords or developers. Fee models usually combine a fixed management charge, a percentage of rent collected, mobilisation fees before launch and smaller charges for lettings, renewals, repairs coordination or resident support. The product is not software or advisory alone; it is an operating service wrapped around a physical residential building. Engagements are typically scheme-level, with pricing linked to homes under management, occupancy, arrears control and service standards rather than one-off tenant introductions.

Who they sell to

For owner-operators, the tenant is the revenue source; for asset-light managers, the client is usually a property owner, developer or residential investment vehicle. Sales into those organisations tend to involve asset managers, development directors, operations heads, finance leads and sometimes procurement teams. Self-serve buying is rare outside tenant-facing services. Larger mandates usually move through direct relationships, property advisers and formal RFPs, with sales cycles measured in months because buyers need confidence on mobilisation, repairs handling, resident service and financial reporting before handing over a scheme.

Build-to-rent buyers tend to evaluate vendors when a scheme is moving from development into occupation, when a new management mandate is won, or when reporting to owners becomes too manual. Other triggers include leadership change, arrears pressure, complaints volumes, repairs backlogs, refinancing work and headcount growth in operations teams.
