CRE Companies in Birmingham: 90+ Active Firms (2026)
Commercial real estate companies in Birmingham broker, manage and invest in business premises across the city’s metropolitan property market.
Agency, leasing and asset-management buying centres dominate the Birmingham cohort, with most demand coming from occupiers, landlords, developers and investors handling offices, retail units, industrial premises, factories, hotels and mixed-use business space. The typical sales motion is mandate-led: valuation, disposal, acquisition, lease renewal, rent review, property management or development advice, rather than recurring software-style contracts. Customers skew towards small and mid-market businesses, regional landlords and property-owning businesses; enterprise work appears more likely where a local team services a wider portfolio. Lean staffing and relationship-led origination matter because instructions often depend on local market knowledge and transaction timing.
Birmingham has 94 actively trading commercial real-estate companies in this cohort, so the local field is compact enough for individual mandates and landlord relationships to matter. Reported employment totals 500 roles, consistent with an agency and advisory market where fee-earners, property managers and support staff sit in relatively lean teams. Revenue is not evenly distributed: 7 firms have turnover above £5M, while 3 were incorporated since 2022. That mix points to an established local base with a limited recent formation tail, rather than a market dominated by newly formed agencies.
HMRC supervision is a practical constraint for commercial agency work where activities fall within the Estate Agents Act. GOV.UK says commercial estate agencies must register for money-laundering supervision, and trading without registration, or after cancellation, is a criminal offence. HMRC’s sector risk work under the Money Laundering, Terrorist Financing and Transfer of Funds Regulations requires estate agency businesses to assess money-laundering, terrorist-financing and proliferation-financing risks. The relevant property types are broad: shops, factories, office blocks and hotels can all be used in laundering routes, so higher-value corporate instructions do not sit outside the regime simply because the premises are not residential.
Further consolidation appears more plausible than a rush of new entrants. The cohort has the shape of a relationship-led local services market: established operators, modest team sizes and a smaller layer of newer firms. Growth tends to come from adding instructions, property-management retainers and specialist lease advisory work, rather than from headcount expansion alone. Regulatory pressure also favours operators with documented client checks and transaction controls. For smaller agencies, the constraint is likely to be mandate access and senior fee-earner capacity; for scaled operators, it is maintaining local knowledge while covering more asset classes.

Key facts

3% of the cohort was incorporated since 2022 (3 firms), so a sizeable share is in its first few filing cycles.
Commercial estate-agency work covered by section 1 of the Estate Agents Act 1979 must register with HMRC for money-laundering supervision before trading.
The Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017 require estate agency businesses to assess money-laundering, terrorist-financing and proliferation-financing risks.

How Birmingham CRE companies work and how to sell to them
What they do
Birmingham CRE firms make money from advisory and agency work tied to individual property decisions. Fees are usually linked to a transaction, instruction or managed portfolio: disposal and acquisition fees, leasing commissions, valuation reports, rent-review work, development advice and monthly property-management retainers. Pricing tends to follow a percentage of rent or capital value for agency work, fixed fees for reports and staged fees for longer advisory projects. The service is not just brokerage; it includes site inspections, market evidence, landlord reporting, tenant liaison, service-charge administration and the paperwork needed to move an instruction from first discussion to completion.
Who they sell to
Most buyers sit close to the asset or occupational decision. Typical contacts include managing directors of owner-managed businesses, finance directors, property directors, asset managers, developers and regional landlords. Smaller instructions can move through direct referral or an existing adviser relationship, while larger disposals, multi-site management work and development mandates tend to involve comparison between several agencies. Procurement is usually relationship-led rather than platform-led, although corporate occupiers may run a more formal process through procurement, finance or estates teams. Sales cycles vary with lease events, refinancing, vacant space, planning milestones and investor appetite, so timing often matters as much as brand awareness.
What they buy
Most CRE firms tend to spend on tools and services that help fee-earners win instructions, manage clients and keep transaction files defensible. Common categories include CRM, property-management accounting, pipeline tracking, marketing automation, listing distribution, document management, client onboarding, identity checks, anti-money-laundering workflows, e-signature, cloud storage, cyber security and finance systems. They also buy professional services around legal work, tax, audit, insurance, recruitment, photography, floor plans, energy assessments and local marketing. Larger operators may add analytics, portfolio reporting and integration support, while smaller firms often favour practical systems that reduce duplicated admin without forcing a wholesale change in how surveyors work.
Why and how to sell to them
Commercial intent often appears when a CRE firm wins a new management instruction, hires senior fee-earners, adds an asset class, opens a local office, changes ownership or tightens controls after an HMRC-related compliance review. Pain points are usually prosaic: partners want more time in market, clients want clearer reporting, and administrators need clean files for checks, invoices and lease events. Outbound messages tend to land better when they attach to a live workflow, such as reducing onboarding friction, making landlord reports easier to produce, improving follow-up on vacant space or giving management better visibility over fee pipelines.
How this list is built
Data sources
This list is built from UK Companies House filings, XBRL accounts data, and semantic analysis of each company's public website. Revenue and headcount figures come from the most recent filed accounts; where the company has not filed, values are estimated using a model trained on filed history and peer benchmarks and are labelled as estimates.
Classification
Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.
Freshness
The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
