Commercial Real Estate Companies in Leeds: 97 Active Firms (2026)
Commercial real estate companies sell, let, manage and advise on offices, shops, industrial sites and hotels across the Leeds city region.
Buying centres tend to split between landlord-side agency, occupier representation, property management, and asset or development advisory work. The customer base is mainly B2B: landlords, occupiers, investors and developers commissioning help on commercial premises rather than residential sales. Engagements range from single-asset lettings to multi-site management mandates or advisory retainers, with relationship-led sales cycles and relatively lean operating models. The better-matched firms usually earn fees from service delivery rather than balance-sheet property ownership, although some retain exposure to mixed-use assets and specialist commercial property instructions.

Leeds has 97 actively trading commercial real estate companies in this list, giving the city a compact local services base. The employment footprint is modest: reported headcount totals 540 people, suggesting much of the activity sits in advisory, agency and management teams rather than very staff-heavy operators. 10 companies report more than £5M turnover, and 4 have been incorporated since 2022, so the local cohort skews towards established small and mid-sized operators with only a thin layer of newer entrants.
Commercial estate-agency work falls within the UK anti-money-laundering regime when the business is carrying out estate-agency activity. GOV.UK says commercial estate agencies must register with HMRC for money-laundering supervision, and that trading without registration, or after a cancelled registration, is a criminal offence. HMRC’s sector risk assessment expects firms to assess money-laundering, terrorist-financing and proliferation-financing risk. The point matters in Leeds because agency, management and advisory work can touch offices, shops, factories, office blocks and hotels, with commercial property of any value capable of being used to launder funds.
Leeds’ cohort appears shaped by recurring agency and management work rather than large property-owning balance sheets. Demand tends to follow occupier decisions on office use, industrial space, retail units and mixed-use schemes, so fee income can be lumpy even where client relationships are retained. The scarcity of larger turnover bands points to a market with a long tail of specialist advisers and managers, with scale-up paths depending on repeat landlord mandates, regional investor relationships and compliance capacity. Consolidation may remain selective: larger advisers can add local books, but neighbourhood knowledge and sector-specific tenant access still give smaller firms a reason to persist.

Key facts
About 10% of the trading cohort reports turnover above £5M (10 of 97 firms) — the rest sits below that revenue band.
4% of the cohort was incorporated since 2022 (4 firms), so a sizeable share is in its first few filing cycles.
Commercial estate-agency work falls within the anti-money-laundering regime when it is activity defined under section 1 of the Estate Agents Act 1979.
Firms carrying out that work must register with HMRC for money-laundering supervision, and trading without registration, or after cancellation, is a criminal offence.
HMRC treats commercial property of any value, including shops, factories, office blocks and hotels, as capable of being used for money laundering.
UK commercial real estate contributed £107 billion of GVA in 2020 and supported 2.3 million jobs.
UK CRE investment volumes reached £50 billion in 2024, up 23% from £41 billion in 2023; offices accounted for £9.5 billion and retail almost £9.1 billion.

How Leeds commercial real estate companies work and how to sell to them
What they do
Most Leeds commercial real estate firms are service businesses, earning through letting or acquisition fees, rent-roll and service-charge management, asset advisory retainers, valuation-related support and development consultancy. Pricing typically blends percentage-based success fees on completed instructions with fixed monthly management charges, project fees and occasional retainers for retained clients. The engagement size depends on the asset and mandate rather than a list price. They rarely look like software or infrastructure sellers; the product is market access, negotiation, compliance administration and local knowledge converted into fee income.
Who they sell to
Clients usually sit on the landlord, occupier, investor or developer side, with decision makers spanning property directors, asset managers, finance directors, estates teams and owner-managers. Smaller instructions may be won through direct referrals, local networks and inbound enquiries, while larger management or advisory mandates tend to involve competitive pitches, procurement reviews or RFP-style processes. Sales cycles are often uneven: a lease event can move quickly, but multi-asset mandates may run through several months of stakeholder review. Most buyers will test market coverage, comparable evidence, tenant access, fee structure and reporting discipline before committing.
What they buy
Spend tends to follow fee-earner productivity and client reporting. Most commercial real estate firms tend to buy CRM and pipeline management, property-management and client-accounting software, document automation, e-signature tools, AML screening, cyber security, cloud hosting, telephony, market intelligence and analytics. Marketing services matter where agencies need visible instructions and occupier demand, while recruitment support is common for surveyors, property managers and deal teams. Legal, accounting, tax, professional indemnity, debt-recovery and facilities suppliers can also fit, particularly where the firm manages service charges, tenant communications or landlord reporting across several buildings.
Why and how to sell to them
Buying triggers often come from mandate changes: a new landlord instruction, a larger property-management book, a leadership change, a compliance review, or hiring across agency and management teams. Pain points tend to be practical rather than abstract: fragmented deal notes, slow landlord reporting, manual AML checks, leakage between valuation, agency and management workflows, and difficulty proving activity to retained clients. Outbound is more credible when it links to a live commercial pressure, such as winning instructions, reducing fee-earner admin, evidencing HMRC-facing controls or improving tenant and landlord communication without asking busy surveyors to rebuild their process from scratch.
How this list is built
Data sources
This list is built from UK Companies House filings, XBRL accounts data, and semantic analysis of each company's public website. Revenue and headcount figures come from the most recent filed accounts; where the company has not filed, values are estimated using a model trained on filed history and peer benchmarks and are labelled as estimates.
Classification
Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.
Freshness
The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
