Commercial real estate companies in London advise, manage, value and transact offices, shops, factories, hotels and investment property across the capital.
Buying centres split between landlord representation, occupier advisory, valuation, asset-management mandates and property-management contracts, rather than a narrow software-style buyer. The client base is mainly B2B, with public-sector property owners also commissioning advice where estates, regeneration sites or occupational requirements need external support. Engagements tend to range from local agency instructions and retained management work to portfolio advisory for investors and developers. Smaller specialist practices can compete on sub-market knowledge, while larger multi-site groups are more likely to handle cross-borough mandates, procurement-panel work and recurring management contracts.

Reported employment stands at 1,068 people, giving the cohort a visible but fragmented workforce footprint rather than the profile of a small number of very large employers. The commercial centre of gravity appears to sit around advisory and management work tied to offices, retail, industrial, hospitality and mixed-use property, with relationship-led mandates often mattering as much as public marketing. That makes the London market fairly broad, but not necessarily easy to map from headcount alone.
Commercial estate-agency work falls within the estate-agency anti-money-laundering regime when the activity is covered by the Estate Agents Act. GOV.UK treats commercial estate agencies as businesses that must register with HMRC for money-laundering supervision, and trading without registration, or after registration has been cancelled, is a criminal offence. Under the Money Laundering, Terrorist Financing and Transfer of Funds Regulations, HMRC expects estate agency businesses to assess money-laundering, terrorist-financing and proliferation-financing risks. The warning is not confined to trophy assets: shops, factories, office blocks and hotels can all be used for laundering where ownership structures, funding routes or counterparties are opaque.
Consolidation appears likely to remain selective rather than universal. Relationship-led agency and advisory work gives smaller practices room to survive, especially where local knowledge or specialist asset coverage matters, but procurement panels and recurring management contracts tend to favour firms with broader coverage and compliance capacity. The more exposed end of the market has been discretionary transaction advice, which depends on investment appetite and occupier movement. Asset-management, valuation and property-management work look less dependent on deal flow, although margin pressure and AML obligations may keep pushing the sector towards more formal processes.

Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.
