What they do
Estate agencies mainly earn through commission on completed property sales, lettings fees and recurring management charges where they administer landlord portfolios. The service is a mix of brokerage, local market advice and transaction coordination: valuing homes, winning instructions, marketing properties, arranging viewings, negotiating offers and progressing agreed sales. Pricing is usually success-based for vendors and fee-based or percentage-of-rent for landlords, so revenue depends on instruction volume, completion rates and tenancy retention. Branch-level teams carry the customer relationship, while regional operators tend to centralise parts of marketing, compliance, client accounting and sales progression.
Who they sell to
Most agencies sell to private homeowners placing a single-property instruction, landlords choosing tenant-find or managed-let support, and buyers or tenants who influence service reputation even when they are not the paying customer. Developer and relocation work tends to be more formal, with sales directors, property managers or procurement teams comparing branch coverage, local evidence and reporting standards. Consumer-side decisions are often short-cycle, direct and relationship-led, usually triggered by a valuation visit or landlord review. Larger mandates more often involve pitch meetings, panel selection or procurement checks, with central operations scrutinising fees, service levels and compliance handling.
What they buy
Most estate agency firms tend to spend on property CRM, valuation support, viewing and diary management, sales progression, lettings administration, client accounting, document workflows, e-signature, identity checking and customer messaging. Marketing spend usually covers local search, website work, photography, floor plans, signage, listing production and review management, while larger groups may add call handling, analytics and branch performance reporting. Why and how to sell to them

Data sources
This list is built from UK Companies House filings, XBRL accounts data, and semantic analysis of each company's public website. Revenue and headcount figures come from the most recent filed accounts; where the company has not filed, values are estimated using a model trained on filed history and peer benchmarks and are labelled as estimates.
Classification
Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.
Freshness
The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
