Fit-out Companies in Cambridge: 50+ Active Firms (2026)
Fit-out companies in Cambridge deliver interior works, refurbishments and repairs for commercial and residential buildings across the city region.
Buying centres tend to sit with estates teams, facilities managers, private landlords, housing managers and project consultants rather than a central procurement function. Work is usually sold as scoped packages: occupied-office refreshes, school or clinic upgrades, retail reconfiguration, planned maintenance and residential refurbishment tied to local property cycles. The Cambridge fit-out cohort skews towards small and lower-mid-market contractors, with compact delivery teams coordinating specialist trades, materials and compliance paperwork. Sales cycles are practical and relationship-led; repeat work often comes through local relationships, professional advisers and landlords needing dependable execution without the overhead of a national contractor.
Cambridge has 51 actively trading fit-out companies in this list, a small local contractor base relative to the city-region’s office, retail, housing and institutional building demand. Reported employment is 409 people, with 49 of 49 firms reporting headcount, so the footprint is visible rather than inferred. The turnover profile is concentrated below major contractor scale: 4 firms report more than £5M, while none were incorporated since 2022, suggesting a cohort shaped more by established local operators than new entrants.
Fit-out work sits inside the UK construction regime rather than a licence regime for interiors specialists. The HSE’s Construction (Design and Management) Regulations put dutyholder responsibilities on clients, designers and contractors, including project notification where applicable. Building Regulations duties in England now place more emphasis on competence and documented compliance; higher-risk building work can also bring Building Safety Regulator approval steps, competence declarations and golden-thread record keeping. FIS provides the main specialist trade-body structure for finishes and interiors, including fit-out standards, practice guidance and market benchmarking.
Demand appears tied less to speculative new-build activity and more to churn in occupied buildings: tenant moves, compliance upgrades, maintenance backlogs and public-estate adaptation. Smaller contractors tend to benefit when clients want local supervision and trade coordination, but that same structure can limit capacity for larger, documentation-heavy work. The direction of travel has been towards more formal competence evidence, clearer design responsibility and tighter audit trails. Scale-up scarcity may persist, with acquisition or subcontracting relationships more likely than a broad shift into large, self-delivered platforms.

Key facts
About 7% of the trading cohort reports turnover above £5M (4 of 51 firms) — the rest sits below that revenue band.
UK construction output increased by 0.4% in 2024 compared with 2023 because repair and maintenance rose by 8.5%, while new work decreased by 5.3%.
HSE’s Construction (Design and Management) Regulations 2015 cover construction and building work, including dutyholder roles and F10 project notification where applicable.
In England, the Building Regulations etc. (Amendment) (England) Regulations 2023 add competence requirements and can trigger Building Safety Regulator approval information, competence declarations and golden-thread records for higher-risk building work.
Great Britain had 370,770 VAT and PAYE registered construction firms in Q3 2024, up 1.7% year on year, alongside 1.4 million construction-related employees excluding self-employment.
The European Commission’s Renovation Wave aims to renovate 35 million buildings by 2030 and at least double the annual rate of energy renovations in the EU.

How Cambridge fit-out companies work and how to sell to them
What they do
Cambridge fit-out contractors earn revenue from project delivery rather than recurring subscriptions: measured works, refurbishment packages, repairs, small building upgrades, finishes and aftercare. Pricing usually combines fixed-price scopes, schedule-of-rates items and daywork for variations, with margin taken on labour, materials, subcontracted trades and site management. Some firms also win maintenance call-offs or framework-style repeat work, but cash flow is still project-led. The service shape is coordination-heavy rather than product-heavy: survey, estimating, procurement, programme control, access management, health-and-safety paperwork, snagging and handover evidence.
Who they sell to
Most buyers are local occupiers and asset holders rather than software-style end users: commercial landlords, managing agents, schools, clinics, housing providers, retailers and office tenants. The economic buyer is often an estates lead, facilities manager, property manager, building surveyor or project consultant, with finance or senior leadership approving higher-risk work. Contract values vary by scope, from minor repairs to multi-trade refurbishment packages. Urgent repairs can move quickly once access and insurance are clear; planned refurbishments tend to take longer because survey findings, drawings, tenant disruption, landlord approvals and public-sector procurement routes have to line up.
What they buy
Most Cambridge fit-out firms tend to spend on systems that reduce admin around many small projects: estimating, job costing, purchase ordering, project scheduling, document control, site diaries, RAMS production, defect tracking and handover packs. Finance and operations needs usually include accounting, payroll, CIS processing, credit control, insurance administration and supplier management. Services sellers may find demand around health-and-safety consultancy, Building Regulations support, HR, recruitment for supervisors and trades, local search marketing, bid writing and training. Physical and infrastructure spend is more prosaic: vans, tools, plant hire, waste management, storage, PPE, access equipment and trade materials.
Why and how to sell to them
Commercial intent often appears when a contractor moves from ad hoc refurbishments into repeat multi-trade packages, wins framework-style work, hires project managers, or starts taking on sites where documentation is scrutinised by landlords, insurers or public bodies. Common pain points are familiar: late design changes, squeezed margins, subcontractor availability, delayed valuations, material substitutions, and the need to evidence competence without burying site teams in paperwork. Outbound works better when it is tied to a concrete trigger: reducing rework on occupied sites, shortening quote-to-invoice cycles, protecting cash flow, or making handover evidence easier to produce at the end of a job.
How this list is built
Data sources
This list is built from UK Companies House filings, XBRL accounts data, and semantic analysis of each company's public website. Revenue and headcount figures come from the most recent filed accounts; where the company has not filed, values are estimated using a model trained on filed history and peer benchmarks and are labelled as estimates.
Classification
Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.
Freshness
The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
