What they do

Property developers earn the spread between site acquisition, planning uplift, finance costs, construction spend and eventual disposal or letting value. Some take development-management fees for landowners or investors, while others rely on sale proceeds, forward-sale agreements or rental income from completed schemes. Pricing is therefore tied to the site, build budget and risk profile rather than seats, usage or a recurring subscription. Their product is a built asset, but the operating company often acts more like an arranger: it pulls together land, permission, funding, design, construction and sales capacity for each scheme.

Who they sell to

Customers usually fall into several groups: private homebuyers, housing associations, commercial occupiers, institutional property investors, local authorities and landowners seeking a development partner. Decision makers vary by exit route, but typical counterparts include finance directors, heads of property, estates teams, investment managers, planning officers, procurement teams and asset managers. Sales cycles tend to be long because purchase, funding, planning and legal diligence move at different speeds. Smaller disposals may be negotiated directly through agents, while construction, consultancy and public-sector work more often involves tendering, framework procurement or formal appointment processes.

What they buy

Most Cambridge property developers tend to spend on external advice and project delivery capacity before they add much permanent headcount. Common purchases include land appraisal tools, planning consultancy, architecture, structural and civil engineering, quantity surveying, environmental assessments, legal conveyancing, tax advice, lender reporting, insurance, construction management and marketing support for disposals. Software spend is usually practical rather than experimental: project management, document control, CRM for land and investor relationships, finance forecasting, compliance tracking, health and safety records, and portals for contractors and professional advisers. Recruitment services can matter when a developer moves from one-off schemes to a repeat pipeline.

Why and how to sell to them

Planning uncertainty, build-cost exposure, funding conditions and building-control duties are the main reasons property developers review suppliers. Buying intent often appears around a land option, a submitted or approved planning application, reserved-matters work, contractor appointment, refinancing, a new development director, or the shift from a single scheme into a repeat pipeline. Classification

Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.

Freshness

The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
