Modular Building Companies in the UK: 786 Active Firms (2026)
Modular building companies in the UK design, manufacture and install factory-made building modules for construction projects.
Buying centres tend to sit with construction directors, development teams and estates functions, rather than standalone product buyers. Demand is project-led: commercial landlords, housebuilders, education estates, healthcare bodies and infrastructure contractors buy packages that can be planned, certified and integrated into a wider build programme. The cohort spans volumetric-module producers, panelised-system specialists and prefabricated component suppliers, with sales cycles shaped by design responsibility, programme risk and site logistics. Typical engagements look more like subcontracted delivery or framework supply than low-ticket product sales, so credible capacity, design coordination and delivery assurance matter more than broad catalogue breadth.
UK activity is concentrated in a relatively specialist cohort: 786 modular building companies are actively trading. Reported employment totals 3,258 people, which points to an industry where production, design coordination and site installation sit inside the same commercial conversation. The footprint is not just early-stage fabrication shops; it also includes mid-market manufacturers and contractor-linked teams handling project packages for commercial, residential, education, healthcare and infrastructure customers.
Offsite production does not remove the usual construction risk chain. Design responsibility, fire and structural performance, transport damage, installation tolerances and defects liability still sit somewhere between manufacturer, main contractor and client. Market structure is therefore shaped as much by procurement and assurance as by factory throughput. Education, healthcare and infrastructure customers tend to favour suppliers that can work within framework-style buying, produce repeatable documentation and show how factory processes translate into site acceptance.
Factory-led construction appears likely to remain a specialist route rather than a default procurement model across UK construction. Demand tends to favour suppliers that can combine manufacturing discipline with conventional project accountability, especially where customers need repeatable assets and tighter site programmes. Capacity utilisation remains a constraint, as factory economics can be exposed when construction pipelines pause or specifications change. Consolidation may come through contractor partnerships and acquisitions of specialist capability, while smaller manufacturers are likely to compete on niches where logistics, repeat design and installation know-how carry more weight than scale alone.

Key facts
About 21% of the trading cohort reports turnover above £5M (171 of 786 firms) — the rest sits below that revenue band.
7% of the cohort was incorporated since 2022 (56 firms), so a sizeable share is in its first few filing cycles.
Modular building firms sit between construction contracting and manufacturing, which makes production capacity and installation capability central to buyer assessment.
Factory-made modules shift part of project delivery away from site labour, but contracting and installation risk still remain with many suppliers.
The market spans offsite construction operators, specialist manufacturers and design-and-build firms, so procurement tends to compare manufacturing scale with delivery model.

How UK Modular Building companies work and how to sell to them
What they do
Revenue usually comes from project packages rather than repeat subscription income. Modular building firms price by module, bay, square metre or package, with separate allowances for design, engineering, transport, craneage, site attendance, testing, certification and defects liability. Some sell manufactured units only; others take a supply-and-install or design-and-build role, which moves them closer to contractor risk. Margins depend on factory utilisation, material purchasing, repeatable specifications and how tightly interface risks are controlled between offsite production and site works. A smaller group sells standardised products for welfare, classrooms or healthcare space, but most commercial work still needs project-specific coordination before manufacturing slots are committed.
Who they sell to
Buyers are usually development, capital-project or estates teams rather than facilities managers buying an after-market product. Private-sector demand tends to come through housebuilders, commercial developers and main contractors; public-sector work is more likely to involve education, healthcare and infrastructure estates using tenders or framework routes. Decision-makers include construction directors, technical directors, quantity surveyors, project managers, heads of procurement and external design consultants. Typical sales cycles run through feasibility, design freeze, tender, value engineering and contract award, so qualification often starts months before a site order. Contract size is tied to project scope, repeat units and the degree of design responsibility transferred to the supplier.
What they buy
Most modular building firms tend to spend on systems that link design, factory planning and site delivery. Relevant software categories include estimating, tender tracking, project accounting, manufacturing resource planning, inventory, quality management, document control, design coordination, building information modelling workflows, health and safety, and customer relationship management. They may also buy cyber security, cloud infrastructure, payroll, time recording and field-service tools once office and site teams grow. Service budgets often sit with structural engineering, fire consulting, planning support, certification, materials testing, transport planning, insurance, legal advice, recruitment and bid writing. Physical spend is still central: steel, timber, insulation, M&E components, lifting equipment and factory maintenance compete for the same management attention.
Why and how to sell to them
Buying intent often appears when a modular supplier wins a repeat framework, opens factory capacity, hires operations or commercial leadership, or moves from one-off builds into standardised product families. Common pains are late design changes, under-used production lines, material-price exposure, evidence packs for clients, installation defects and cash tied up between factory spend and milestone payments. Outbound messages tend to land better when they connect to programme certainty, margin leakage, bid conversion or audit evidence, rather than generic construction productivity. Sellers should expect several stakeholders, and should bring sector-specific proof of working around tender deadlines, site constraints and contract-risk allocation.
How this list is built
Data sources
This list is built from UK Companies House filings, XBRL accounts data, and semantic analysis of each company's public website. Revenue and headcount figures come from the most recent filed accounts; where the company has not filed, values are estimated using a model trained on filed history and peer benchmarks and are labelled as estimates.
Classification
Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.
Freshness
The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
