REIT Companies in London: 300+ Active Firms (2026)
REIT companies in London own, manage, or finance income-producing property through real estate investment trust structures.
Buying centres tend to sit with boards, finance directors, asset managers and external advisers rather than procurement teams. Counterparties are tenants, lenders, managing agents, professional advisers and institutional or private investors, so the commercial motion is closer to asset stewardship than volume sales. Engagements are usually portfolio- or asset-level: leases, management mandates, refinancing discussions, development-linked investment cases and valuation work. London vehicles often keep small internal teams and bring in outsourced specialists for legal, leasing, facilities and finance tasks, which fits the lean operating pattern seen across owner-managed and mid-market property vehicles.

London has 310 actively trading REIT companies, making this a relatively narrow property-investment cohort rather than a mass small-business sector. The combined reported headcount is 302, which points to lean operating models and reliance on external property managers, valuers, advisers and financing partners. Scale is uneven: 1 company sits above £5M in turnover, while 117 were incorporated since 2022. That pattern suggests a field with many newer or thinly staffed vehicles and a small revenue-visible tail, rather than a broad base of operating companies with large payrolls.
REIT status sits between property-company operation and investment-fund style tax treatment. The practical constraints are less about product authorisation and more about qualifying assets, rental-income character, leverage discipline, governance, distributions and investor reporting. London vehicles with commercial, residential, mixed-use or specialist portfolios also face property-market regulation through planning, lease terms, building obligations and financing covenants. That makes the operating model lean, but not light-touch: asset valuation, rent collection, debt refinancing and related-party governance tend to carry much of the compliance workload.
Newer vehicles appear likely to keep using REIT and adjacent property-investment structures for narrow portfolio strategies, particularly where rental income can be isolated from development or asset-management activity. Scarcity of scaled operating teams should keep many London vehicles dependent on outsourced management and finance functions. Consolidation may come through portfolio sales, refinancing pressure and management mandates rather than headcount expansion. The better-positioned groups tend to be those that can show stable rental collection, credible valuations and governance discipline without turning into large operating landlords.

Key facts
About 1% of the trading cohort reports turnover above £5M (1 of 310 firms) — the rest sits below that revenue band.
37% of the cohort was incorporated since 2022 (117 firms), so a sizeable share is in its first few filing cycles.
London REIT companies use real estate investment trust structures to own, manage, or finance income-producing property.
The segment captures property exposure in corporate form, rather than only through developers, agents, or asset managers.
Operating form varies across property-holding, management, and financing vehicles, which makes entity-level comparisons less direct than in agency or development markets.

How London REIT companies work and how to sell to them
What they do
REIT companies earn mainly through rental income from income-producing property, with returns shaped by leases, rent collection, financing costs, valuation movements and shareholder distributions. Some also sit alongside asset-management or development-linked activity, but the REIT wrapper tends to separate qualifying rental income from more operational property work. Engagements are rarely transactional in the software sense: a single lease, refinancing exercise or management mandate can define the economics of an asset for years. Pricing is therefore a mix of rent, service charges, management fees, adviser fees and debt terms, with internal teams coordinating external specialists rather than building large operating departments.
Who they sell to
Most REITs deal with a small set of high-consequence counterparties rather than a broad customer funnel. Tenants, lenders, managing agents, valuers, legal advisers and investors matter more than classic end-user buyers, and the relevant decision-makers tend to be finance directors, boards, asset managers, heads of property and external advisers. Sales cycles are usually tied to lease events, refinancing timetables, valuation dates, governance meetings or portfolio reviews. Procurement is often relationship-led, agent-led or adviser-led, although facilities, management and professional-services mandates may still involve formal tendering where a portfolio has several assets or stakeholders.
What they buy
Most REIT firms tend to spend on tools and services that improve control over assets, cashflow, governance and reporting. Relevant categories include property accounting, rent collection, lease administration, valuation workflow, board reporting, document management, investor communications, covenant monitoring, tax advice, legal services, audit support, facilities management and leasing agency work. Smaller vehicles are often better matched to outsourced services or light workflow software than large enterprise systems. Sellers should expect finance and adviser scrutiny: anything that affects distributions, debt reporting, tenant records or asset valuations will be tested against existing professional-service processes before it reaches a board decision.
Why and how to sell to them
REIT buyers tend to evaluate suppliers when an asset is refinanced, a portfolio is being reorganised, rent collection needs closer monitoring, governance processes become more formal, or external advisers are carrying too much manual coordination. The practical pain points are usually audit trails, board packs, lender reporting, lease obligations, valuation inputs and tenant arrears rather than generic growth tooling. Outbound works better when it is anchored to an observable property event, such as a new mandate, a refinancing discussion or a shift from owner-managed administration to adviser-supported reporting. Claims should be framed around time saved, risk reduced and clearer evidence for boards, lenders and investors.
How this list is built
Data sources
This list is built from UK Companies House filings, XBRL accounts data, and semantic analysis of each company's public website. Revenue and headcount figures come from the most recent filed accounts; where the company has not filed, values are estimated using a model trained on filed history and peer benchmarks and are labelled as estimates.
Classification
Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.
Freshness
The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
