How London REIT companies work and how to sell to them

What they do

REIT companies earn mainly through rental income from income-producing property, with returns shaped by leases, rent collection, financing costs, valuation movements and shareholder distributions. Some also sit alongside asset-management or development-linked activity, but the REIT wrapper tends to separate qualifying rental income from more operational property work. Engagements are rarely transactional in the software sense: a single lease, refinancing exercise or management mandate can define the economics of an asset for years. Pricing is therefore a mix of rent, service charges, management fees, adviser fees and debt terms, with internal teams coordinating external specialists rather than building large operating departments.

Who they sell to

Most REITs deal with a small set of high-consequence counterparties rather than a broad customer funnel. Tenants, lenders, managing agents, valuers, legal advisers and investors matter more than classic end-user buyers, and the relevant decision-makers tend to be finance directors, boards, asset managers, heads of property and external advisers. Sales cycles are usually tied to lease events, refinancing timetables, valuation dates, governance meetings or portfolio reviews. Procurement is often relationship-led, agent-led or adviser-led, although facilities, management and professional-services mandates may still involve formal tendering where a portfolio has several assets or stakeholders.

What they buy

Most REIT firms tend to spend on tools and services that improve control over assets, cashflow, governance and reporting. Relevant categories include property accounting, rent collection, lease administration, valuation workflow, board reporting, document management, investor communications, covenant monitoring, tax advice, legal services, audit support, facilities management and leasing agency work. Smaller vehicles are often better matched to outsourced services or light workflow software than large enterprise systems. Sellers should expect finance and adviser scrutiny: anything that affects distributions, debt reporting, tenant records or asset valuations will be tested against existing professional-service processes before it reaches a board decision.

Why and how to sell to them

REIT buyers tend to evaluate suppliers when an asset is refinanced, a portfolio is being reorganised, rent collection needs closer monitoring, governance processes become more formal, or external advisers are carrying too much manual coordination. The practical pain points are usually audit trails, board packs, lender reporting, lease obligations, valuation inputs and tenant arrears rather than generic growth tooling. Outbound works better when it is anchored to an observable property event, such as a new mandate, a refinancing discussion or a shift from owner-managed administration to adviser-supported reporting. Claims should be framed around time saved, risk reduced and clearer evidence for boards, lenders and investors.

Methodology

Data sources

This list is built from UK Companies House filings, XBRL accounts data, and semantic analysis of each company's public website. Revenue and headcount figures come from the most recent filed accounts; where the company has not filed, values are estimated using a model trained on filed history and peer benchmarks and are labelled as estimates.

Classification

Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.

Freshness

The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
