Accommodation Companies in the UK: 20,000+ Active Firms (2026)
Accommodation companies provide paid overnight lodging, serviced stays and related hospitality operations across the UK travel market.
Buying centres tend to sit with owners, asset managers and operating managers rather than a single software-style procurement function. Revenue is assembled from transient leisure bookings, contracted corporate travel, group and events demand, and ancillary food, beverage or venue hire, so sales cycles vary by channel. Smaller guest-house operators usually manage occupancy, housekeeping and local distribution in-house; scaled hotel groups and management companies split property ownership, brand standards, operations, procurement and central finance. Typical commercial relationships range from direct consumer bookings to negotiated corporate rates, tour operator allocations and management agreements covering labour, rooms, facilities and guest-service delivery across UK sites.

The UK has 20,178 active trading accommodation companies, making this a broad operating cohort rather than a narrow hotel-chain screen. Within it, 492 businesses report turnover above £5M, while 4,717 have been incorporated since 2022, pointing to a long tail of newer or smaller operators alongside established groups. Reported employment totals 8,640 people; in practice, headcount tends to sit close to the premises, with front-of-house, housekeeping, food service, events and maintenance roles attached to occupancy and site-level service patterns.
Hotels and accommodation operators are not licensed as a single national category, so compliance usually depends on the services attached to the stay. Premises offering on-sales of alcohol, regulated entertainment or late-night refreshment usually need local-authority permissions under the Licensing Act, with tests tied to public safety, crime and disorder, nuisance, and protection of children. Operators that handle, prepare, store or distribute food also register with their local authority under Food Standards Agency guidance. Sleeping accommodation brings a separate fire-safety burden, with Home Office guidance and responsible-person duties under the Regulatory Reform (Fire Safety) Order.
Future development appears tied less to new lodging categories than to operating discipline: labour scheduling, energy costs, direct distribution, pricing control and the ability to fill rooms outside peak leisure periods. The cohort still looks weighted towards small and early-commercial operators, while higher-turnover groups tend to have more options around central procurement, revenue management and site refurbishments. Consolidation may continue where owners want scale or management expertise, but local guest houses and specialist stays are likely to remain visible because demand is tied to place, events and regional tourism rather than a single national buyer pattern.

Key facts
About 2% of the trading cohort reports turnover above £5M (492 of 20,178 firms) — the rest sits below that revenue band.
23% of the cohort was incorporated since 2022 (4,717 firms), so a sizeable share is in its first few filing cycles.
Hotels and similar accommodation premises in England and Wales may fall under the Licensing Act 2003 where they sell alcohol, host regulated entertainment or serve late-night refreshment.
Food service brings local authority registration into scope at least 28 days before trading for businesses that sell, cook, store, handle, prepare or distribute food.
Sleeping accommodation is covered by duties under the Regulatory Reform (Fire Safety) Order 2005, with Home Office guidance applying to hotels, guest houses and similar premises.
UK hospitality generated £69.5 billion of economic output in 2023, around 2.8% of total UK economic output.
Domestic overnight trip volume was 10% lower in 2024 than in 2023, while spend on overnight trips in England was 5% higher.

How UK accommodation companies work and how to sell to them
What they do
Accommodation operators earn revenue from rooms first, then add margin through food service, events, late check-out, parking, meeting space, laundry and other stay-related extras. Pricing is usually inventory-led: nightly rates move with season, local events, day of week and remaining availability. Commercial contracts take several shapes, including direct consumer bookings, corporate room-rate agreements, tour allocations, serviced-room packages and management agreements for owners that outsource day-to-day operation. Supplier engagement size tends to follow site count and centralisation. A single guest house may buy local services informally, while multi-site operators tend to prefer annual contracts, per-property pricing, per-room fees or usage-based charges tied to bookings and payments.
Who they sell to
Most accommodation firms sell to a mix of domestic leisure guests, inbound travellers, corporate travel buyers, event organisers, tour operators and relocation or project-work teams. Smaller operators rely on direct bookings, local partnerships and travel intermediaries; larger groups tend to maintain sales teams for corporate accounts, meetings and group demand. Decision makers vary by channel: owner-managers approve local spend, general managers influence site-level service choices, while finance directors, operations directors, revenue managers and procurement heads shape group contracts. Sales cycles for guest demand can be instant, but corporate rates, event blocks and managed accommodation agreements usually involve negotiation, proof of service standards and periodic re-tendering.
What they buy
Most accommodation firms tend to spend on systems and services that protect occupancy, guest experience and operating margin. Common software categories include property-management systems, booking engines, channel management, revenue management, payments, guest messaging, CRM, workforce scheduling, payroll, accounting, procurement, maintenance tracking and energy monitoring. Operators with food, beverage or events activity also buy stock control, allergen and food-safety tools, EPOS, security, licensing support and training. Non-software spend can be just as relevant: linen, cleaning, laundry, waste, utilities, insurance, repairs, refurbishment, recruitment, temporary labour, local marketing, photography, web work, accounting and legal advice. Multi-site operators may also need central reporting across dispersed properties.
Why and how to sell to them
Accommodation buyers tend to evaluate suppliers when occupancy softens, wage pressure rises, energy bills move, a new site opens, management changes, a refurbishment starts or compliance work becomes harder to manage locally. Good outbound usually links the offer to a recognisable operating problem: fewer empty rooms, faster room turnaround, lower leakage in distribution costs, better labour cover, cleaner finance reporting, fewer guest complaints or simpler evidence for fire, food and licensing duties. Messaging should be segmented by operator type. Owner-managed sites usually respond to practical savings and low admin burden; group operators are more likely to test controls, integration, procurement terms and roll-out support across several properties.
How this list is built
Data sources
This list is built from UK Companies House filings, XBRL accounts data, and semantic analysis of each company's public website. Revenue and headcount figures come from the most recent filed accounts; where the company has not filed, values are estimated using a model trained on filed history and peer benchmarks and are labelled as estimates.
Classification
Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.
Freshness
The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
