Proptech Companies in London: 100+ Active Firms (2026)
Proptech companies in London build digital tools for estate agency, lettings, property management, planning and built-environment workflows.
Buying centres fall into a few fairly distinct camps: transaction tooling for estate agency and lettings, operating systems for landlords and property managers, planning or regeneration workflow, and data products for developers and real-estate service providers. The buyers are mostly business and public-sector teams rather than consumers, with mid-market agency groups, housing operators, developers and local planning departments looking for lower administration costs, auditability and faster case handling. Engagements tend to be departmental or portfolio-level, sold on workflow depth and integration with existing property systems rather than on generic workplace software budgets.
London has 194 actively trading proptech companies in this list, with estate-agency, lettings, planning and housing-workflow vendors sitting close to the buyers they target. Collective reported headcount is 2,034 people, pointing to a market made up mainly of compact product, sales and implementation teams rather than large operating workforces. The mix includes mid-market vendors serving professional property buyers, but much of the cohort still appears below the scale implied by larger property-software procurement. That makes the London picture less a single software category than a set of adjacent workflow markets.
Platforms that carry out estate-agency work must register with HMRC for anti-money-laundering supervision before trading; GOV.UK treats unregistered trading as a criminal offence and includes online estate agencies within that obligation. Simple advertising portals may sit outside registration where they do not perform covered estate-agency work. Lettings and property-management operators in England also need membership of a government-approved redress scheme. Policy engagement is relatively formal for a software category, with central government using a sector steering board and trade-body work with the UK PropTech Association to frame adoption across planning, housing, land and regeneration.
London's proptech pipeline appears more weighted towards operational workflow than speculative consumer apps, which may make adoption dependent on procurement cycles in estate agency, housing and public-sector planning. Demand tends to rise where buyers face compliance checks, staffing constraints or pressure to cut transaction friction. Scale-up scarcity may keep acquisition interest focused on specialist workflow tools rather than broad platforms. The firms that progress are likely to look fairly unglamorous: good integrations, audit trails, permissions and support for messy legacy processes.

Key facts
About 6% of the trading cohort reports turnover above £5M (13 of 194 firms) — the rest sits below that revenue band.
17% of the cohort was incorporated since 2022 (33 firms), so a sizeable share is in its first few filing cycles.
Proptech is not governed by a single UK sector licence; obligations depend on the activity being digitised.
Estate-agency platforms must register with HMRC for anti-money-laundering supervision before trading, and GOV.UK states that unregistered estate agency trading is a criminal offence.
Lettings agents and property managers in England have been legally required since 1 October 2014 to belong to a government-approved redress scheme.
UK proptech firms reportedly attracted £1.6 billion in 2021, more than 15 times the amount invested in 2016.
The UK PropTech Association puts projected sector growth potential at 19.7% by 2032, covering planning, regeneration, housing delivery and property management.

How London proptech companies work and how to sell to them
What they do
Revenue usually comes from subscription licences, per-seat pricing, per-branch pricing, portfolio-based fees, transaction charges or a mix of licence and implementation work. Estate-agency and lettings tools often price around users, branches or transaction volumes; landlord and property-management systems tend to map fees to managed units or portfolios; planning and regeneration workflow may involve project licences, configuration and support. Property-information products are more likely to combine recurring access with usage-based pricing. Services revenue still matters because integrations, migration from older property systems and user training can be awkward, especially where workflow touches compliance, payments, case handling or public-sector processes.
Who they sell to
Most sell to professional property buyers rather than household consumers. The usual buying group includes operations directors, heads of lettings, property-management leads, CTOs, finance teams, compliance officers, planning heads and procurement staff. Smaller agency or landlord products may sell through direct demos and short trials, while housing operators, developers and local-government planning teams usually expect stakeholder workshops, security review, integration scoping and procurement checks. Larger contracts tend to be won through direct sales or formal tenders; lighter tools may still use inbound and self-serve entry points before expanding across branches, portfolios or departments.
What they buy
Most London proptech firms tend to spend on the same operating stack as other vertical software businesses, with extra emphasis on integrations and compliance. Common purchases include CRM, marketing automation, billing, subscription management, cloud hosting, application monitoring, cyber security, identity, document management, analytics, customer support software and product-management tooling. Firms handling payments, tenancy journeys or property transactions may also buy anti-money-laundering, know-your-customer, fraud-screening and audit tools. Outside software, typical suppliers include implementation partners, legal advisers, accountancy firms, specialist recruiters, content and performance-marketing agencies, and contractors who understand property workflows well enough to avoid generic software assumptions.
Why and how to sell to them
Buying intent tends to appear when a proptech vendor moves from founder-led sales into repeatable mid-market delivery, signs larger property groups, adds public-sector clients, expands implementation headcount or takes on more regulated workflows. Common pain points include long onboarding, brittle integrations, compliance evidence, customer-support load, messy property records and pressure to prove product adoption after go-live. Outbound usually works better when it is tied to those operating frictions rather than broad digital-change language. Sellers can segment by customer base: agency and lettings vendors care about conversion and support volume, while planning, housing and regeneration tools usually care more about auditability, procurement evidence and workflow control.
How this list is built
Data sources
This list is built from UK Companies House filings, XBRL accounts data, and semantic analysis of each company's public website. Revenue and headcount figures come from the most recent filed accounts; where the company has not filed, values are estimated using a model trained on filed history and peer benchmarks and are labelled as estimates.
Classification
Rather than relying solely on SIC codes, Firmbase classifies each company semantically: the company's website is crawled, an AI model reads what the company actually sells, and the company is placed into the relevant industry and subsectors. SIC codes are used as one signal but not the only one. This means a company that registered under a generic SIC code but pivoted into (for example) fintech is correctly identified as fintech, not as its original SIC category.
Freshness
The underlying company data is refreshed from Companies House continuously; filings appear in the list within days of submission. The curated list ordering is regenerated when the underlying data moves meaningfully (company count changes by more than 5%, a new company enters the top-ranked segment, or the filed-revenue numbers for the top firms change). You can see the last-updated timestamp near the top of the page.
